REIT Consolidation (Self-Storage)

Also known as: storage sector consolidation

The ongoing trend of self-storage ownership and, more pronouncedly, operating platform control concentrating among a small number of large publicly traded REITs and their third-party management arms, even as physical asset ownership remains fragmented among many independent owners.

Self-storage remains one of the more fragmented property sectors by direct ownership — independent, non-institutional owners still control a substantial share of total facilities nationally — but consolidation has proceeded rapidly at the operating and platform level, as the major REITs have grown not only through direct acquisition but through third-party management contracts, joint ventures, and platform (bolt-on) acquisitions of smaller regional operating brands. This bifurcation matters for market analysis: reported REIT same-store performance reflects only the professionally managed, revenue-management-optimized portion of the market, while a meaningful share of total inventory is independently owned and operated with less sophisticated pricing discipline, meaning aggregate market performance can lag or diverge from headline REIT results, and independent facilities' rate and occupancy behavior can create either an acquisition opportunity or a competitive drag depending on how a given submarket is structured.
