Task Force on Nature-related Financial Disclosures (TNFD)

A voluntary disclosure framework, modeled on TCFD but focused on biodiversity and natural ecosystem impacts and dependencies rather than climate specifically, guiding companies and investors in assessing and reporting nature-related risks and opportunities.
TNFD extends the governance-strategy-risk management-metrics structure pioneered by TCFD into a broader set of nature-related considerations — biodiversity loss, ecosystem degradation, water resource impacts, and land-use change — that are only beginning to be systematically assessed in commercial real estate, most relevantly for large land developments, master-planned communities, and portfolios in ecologically sensitive locations. Real estate's nature-related exposure operates in two directions the framework asks companies to assess: dependencies (a property's reliance on ecosystem services such as flood buffering by wetlands or pollination for agricultural-adjacent land) and impacts (a development's effect on local habitat, water systems, or biodiversity), both of which are less mature areas of CRE risk quantification than climate metrics. TNFD adoption in commercial real estate remains early-stage relative to TCFD and GRESB, concentrated primarily among large institutional investors and REITs with significant land holdings or European reporting obligations, but is increasingly referenced as a frontier ESG framework by sophisticated limited partners assessing a manager's overall environmental risk governance sophistication.
