You are the matchmaker between "someone who owns a building" and "a bank or lender that wants to lend on that kind of building." You do not lend your own money. You do not buy the building. You find the deal, package it correctly, and get a lender to fund it.

Who is on each side of the table

On one side is the borrower: a person or company that owns (or wants to buy) a commercial property like an apartment building, a shopping center, an office, or a warehouse. They need a loan, usually to buy the property or refinance an existing loan. On the other side is the lender: a bank, an insurance company, a mortgage fund, or a government-backed program that has money to lend. Lenders do not want to chase deals. They want to be shown good, complete, correctly packaged loan requests that fit their rules. A lender that funds apartment buildings wants to see apartment deals that are packaged properly. You bring them exactly that. You are a source of pre-qualified business. This is why lenders and borrowers pay you a fee when the loan closes.
