Ambulatory Surgery Center (ASC) Real Estate

A specialized outpatient real estate format built to house licensed same-day surgical procedures, requiring heavier structural, mechanical, and life-safety build-out than standard medical office space, and often co-owned or ground-leased in partnership with physician-owner tenants.

ASC space commands premium construction and tenant improvement costs relative to general medical office (specialized HVAC and medical gas systems, generator backup, floor loading for surgical equipment) and, because many ASCs are physician-owned or physician-health-system joint ventures, lease structures often involve the physician-owners as both tenant and, in some deals, equity partner in the real estate itself, creating an alignment of interest uncommon in typical landlord-tenant relationships. ASC growth has been a major driver of specialized medical outpatient real estate demand as procedure volume continues shifting from hospital inpatient and outpatient departments to freestanding ASCs under favorable reimbursement and consumer-convenience trends.
