Brand Standards

Also known as: Franchise Standards, Brand Specifications

The franchisor's detailed, contractually binding operating and physical specifications — covering guest-room finishes, bedding, staffing ratios, technology systems, and service protocols — that every hotel operating under the brand must maintain.

Brand standards are periodically revised by the franchisor, often on a multi-year cycle tied to broader brand repositioning, and an owner's obligation to comply with updated standards, not merely the standards in force at signing, is a standard, non-negotiable feature of virtually every franchise agreement — which is why a hotel can face a new PIP mid-term even without a change of ownership or a renewal event. Non-compliance uncovered through a quality assurance inspection triggers a formal notice-and-cure process that, if unresolved, can escalate to de-flagging; because brand-standards compliance cost is inherently open-ended and franchisor-controlled, sophisticated owners underwrite an ongoing brand-standards capital reserve funded through the FF&E reserve rather than treating PIP-driven capital as a one-time, closing-date expense.
