Build-to-Suit (BTS) Industrial Facility

Also known as: build-to-suit warehouse, BTS development, BTS

An industrial building constructed for a specific, pre-committed tenant according to that tenant's exact operational specifications -- dock ratio, clear height, racking layout, and power capacity -- typically under a long-term lease or sale-leaseback signed before or during construction.

Because a BTS project is designed around one occupier's specific operational needs, it eliminates leasing risk for the developer but concentrates design risk: highly customized elements such as reinforced foundations for automation, unusually high power service, or non-standard dock configurations can significantly reduce the building's appeal to a future tenant if the original occupier ever vacates, making a BTS building's residual value more dependent on the strength and duration of the anchor tenant's lease than on generic market comparables. BTS projects for large, credit-worthy occupiers such major retailers, parcel carriers, and third-party logistics operators are frequently financed via a sale-leaseback structure, where a developer or the tenant itself sells the completed asset to an institutional owner subject to the long-term lease, converting a build-to-suit development into a stabilized, credit-tenant investment.
