CAM Administrative Fee Markup

A percentage surcharge, typically 10% to 15% of total common area maintenance costs, that a landlord adds to the CAM pool as compensation for administering the center's operations, separate from any third-party property management fee.

The administrative fee markup is one of the most frequently disputed line items in retail CAM audits because it is calculated as a percentage of a moving base (total CAM spend) rather than a fixed dollar figure, meaning any dispute over the underlying CAM pool's size automatically flows through to dispute the admin fee as well; tenants often argue the fee duplicates a separately billed management fee already embedded within CAM, while landlords maintain it compensates for administrative functions (accounting, tenant billing, vendor oversight) distinct from on-site property management. Retail leases frequently cap the administrative fee's growth or exclude certain cost categories (such as capital expenditures or real estate taxes) from the base against which the percentage is applied, since an uncapped markup calculated against an uncapped CAM pool compounds cost growth for the tenant on two dimensions at once.
