Climate-Controlled Storage

Also known as: CC storage, CC

Self-storage units housed within an enclosed, insulated building and maintained within a set temperature (and sometimes humidity) range, as distinct from non-climate-controlled drive-up units exposed to ambient outdoor conditions.

Climate-controlled units command a meaningful rent premium over drive-up units within the same facility — commonly 20% to 50% depending on market and unit size — reflecting both the protection they offer for temperature-sensitive goods (furniture, electronics, documents, wine, artwork) and higher construction and operating costs (interior corridors, HVAC systems, and often multi-story construction). The share of a facility's or a market's inventory that is climate-controlled has risen steadily over recent development cycles, particularly in humid and temperature-extreme climates and in dense urban infill locations where multi-story, climate-controlled product has become the default new-construction format; operators and appraisers track the climate-controlled-versus-drive-up mix within a facility's unit stack as a primary driver of blended achievable rent per square foot.
