Construction Technology (ConTech)

Also known as: ConTech

The PropTech sub-category of software, hardware, and platforms applied specifically to the construction process — including project management, drone-based progress monitoring, BIM coordination, jobsite safety sensors, and prefabrication logistics — as distinct from tools focused on leasing, investment, or building operations.

ConTech has developed as a distinct investment and adoption category from broader PropTech because construction's operational challenges — multi-party coordination among owners, general contractors, and dozens of subcontractors, physical jobsite conditions, and payment/lien complexity — require purpose-built tools rather than adaptations of leasing or investment management software. Common ConTech applications include drone and camera-based progress monitoring that compares as-built jobsite conditions against the BIM model to flag schedule deviations, digital submittal and RFI management platforms that replace paper-based construction administration, and jobsite safety technology using wearables or computer vision to flag hazards in real time. Adoption of ConTech tools has been correlated with measurable reductions in rework and schedule slippage on large projects, and lenders and construction monitors increasingly reference ConTech-generated progress data (such as drone-based percentage-complete verification) as a supplement to, though not a replacement for, traditional third-party construction monitoring reports used to approve draw requests.
