Dark Store (Ghost Logistics Space)

Also known as: ghost logistics space, dark fulfillment store

A retail-format or warehouse space operated exclusively as an order-fulfillment location -- not open to walk-in customers -- used for e-commerce picking, quick-commerce grocery delivery, or unmarked third-party logistics operations.

Dark stores emerged largely from retailers and quick-commerce grocery operators converting existing retail boxes (or leasing space that looks like retail from the outside) into pure fulfillment nodes, retaining store-like layouts and shelving for efficient picking while eliminating checkout, signage, and customer-facing operations; the broader label "ghost logistics space" extends the same idea to any warehouse or industrial space leased and operated without public branding, often by a third-party logistics provider fulfilling for multiple undisclosed retail clients out of one building. From a real estate underwriting perspective, dark stores blur the traditional retail-versus-industrial distinction -- they may sit in retail zoning, carry retail-format utilities, and require conversion capital -- and municipalities have in some markets begun distinguishing dark-store use from traditional retail for zoning and tax-assessment purposes because the traffic, parking, and tax-revenue profile differs substantially from an open storefront.
