Deal Pipeline
Also known as: pipeline
The structured set of prospective transactions a broker or brokerage is actively working, tracked by stage — from initial prospecting through LOI, PSA, due diligence, and closing — typically managed within a CRM.
Pipeline management is core to a production broker's practice because CRE deal cycles are long and conversion rates from initial contact to closed transaction are low, so a broker needs enough deals at each stage to produce a consistent flow of closings rather than relying on any single deal. Brokerages and teams review pipeline reports regularly to forecast commission revenue, allocate marketing and prospecting effort, and identify deals stalling at a particular stage that need active intervention. Pipeline data is also the primary input for a broker's or team's business planning, since historical stage-to-stage conversion rates and average cycle time let a broker back into how much prospecting volume is needed to hit a production target.
