Independent Living (IL)

A senior housing product offering age-restricted apartment-style units with amenities such as dining, housekeeping, and social programming, but no licensed personal care or medical assistance, making it the least regulated and least acuity-intensive level on the care continuum.

Because IL does not involve hands-on care, it is typically unlicensed (or subject only to light-touch registration in most states) and its underwriting more closely resembles conventional age-restricted multifamily than a healthcare operating business -- staffing costs per unit are far lower than assisted living or memory care, and revenue is almost entirely private-pay rent plus service fees rather than reimbursement-driven. The line between IL and 'active adult' age-restricted multifamily is a frequent point of market confusion; the meaningful distinction is that true IL bundles meaningful services (at least one daily meal, weekly housekeeping, scheduled transportation) into the rent structure, while active adult is closer to unbundled market-rate rental housing with an age restriction and lighter amenity package.
