Junior Anchor

Also known as: Mid-box tenant, Sub-anchor

A mid-size retail tenant, typically 15,000 to 40,000 square feet, that is smaller than a traditional department store or grocery anchor but larger and more traffic-generating than a standard in-line shop.

Junior anchors — off-price apparel, home goods, fitness, and specialty grocery concepts are common examples — have become the primary traffic drivers in many power centers and community centers as traditional department store anchors have contracted or disappeared, and lenders increasingly underwrite centers around junior-anchor credit and sales performance rather than assuming a single dominant anchor. Junior anchors typically pay rent between true anchor and in-line rates and are frequently named as co-tenancy triggers in surrounding leases even though they lack the fee-ownership and REA control rights a full anchor commands, which creates a middle tier of lease negotiating leverage that landlords must track carefully across the rent roll.
