Lease Abstract

Also known as: lease summary, lease abstracting

A condensed summary document extracting the key business and legal terms of a lease — parties, premises, term, rent, options, and obligations — into a standardized format for underwriting, asset management, and due diligence.

Lease abstracts allow acquisition teams and asset managers to quickly compare a rent roll's stated economics against the underlying lease documents without re-reading full lease packages for every tenant. Because abstracts are prepared by summarizing lengthy, often heavily amended lease documents, abstracting errors — a missed renewal option, an incorrectly captured escalation formula, an overlooked co-tenancy right — are a recurring source of valuation and underwriting discrepancies in acquisitions, making periodic reconciliation against the executed lease and all amendments essential. Abstract fields, particularly critical dates and rent schedules, typically feed directly into lease administration software, rent rolls, and CAM billing systems.
