PropTech

Property technology — the broad category of software, hardware, and data platforms applied to real estate investment, development, leasing, and operations, spanning deal management, building automation, tenant experience, and data analytics tools.

PropTech is generally segmented into categories that mirror the real estate value chain: transaction-focused tools (deal management platforms, CRE CRMs, virtual data rooms), asset and property management tools (building automation systems, tenant experience platforms, maintenance software), and data and analytics tools (comp databases, predictive analytics, portfolio analytics platforms), with a fourth, often-cited category covering construction technology and alternative financing or investment platforms such as tokenization. Venture capital investment in PropTech grew substantially through the 2010s and early 2020s before cooling alongside the broader technology funding pullback, and the sector has seen significant consolidation as standalone point-solution vendors are acquired into broader platform suites that CRE owners and managers prefer over managing dozens of disconnected tools. For CRE professionals, PropTech fluency has increasingly become a baseline job expectation rather than a specialized skill, as core workflows — from underwriting to leasing to building operations — are now mediated through purpose-built software rather than spreadsheets and manual processes.
