Total RevPAR (TrevPAR)
Also known as: Total Revenue per Available Room, TrevPAR
A hotel's total revenue from all operating departments — rooms, food and beverage, spa, parking, resort and amenity fees, and other ancillary sources — divided by total available rooms, capturing the full revenue-generating capacity of the property rather than rooms revenue alone.
Total RevPAR has become an increasingly important metric as hotels, particularly full-service, resort, and lifestyle properties, derive a growing share of total revenue from non-room sources such as resort fees, food and beverage, and experiential amenities, meaning two hotels with identical RevPAR can have materially different investment quality and cash-generating capacity once non-room revenue is included; a limited-service hotel and a resort with the same RevPAR are not economically comparable assets, and Total RevPAR is the metric that makes that difference visible. Because ancillary and F&B revenue typically carries thinner departmental margins than rooms revenue, Total RevPAR growth does not flow through to GOP at the same rate that rooms RevPAR growth does, so analysts pair Total RevPAR trend data with GOP flow-through analysis rather than assuming proportional profit growth.
