WELL Building Standard

Also known as: WELL certification

A performance-based certification administered by the International WELL Building Institute that evaluates a building's impact on human health and wellbeing across categories including air quality, water, light, thermal comfort, and mental health, rather than solely environmental impact.

WELL is frequently pursued alongside, not instead of, LEED — LEED addresses environmental sustainability while WELL addresses occupant health outcomes, and many trophy office developments now pursue dual certification to strengthen tenant marketing in a leasing environment where air quality and wellness amenities carry more weight in tenant site-selection. Certification requires on-site performance verification (air and water testing, for example) in addition to design documentation, distinguishing it from certifications based purely on design specifications. For landlords, WELL certification costs are typically justified through leasing velocity and rent premium arguments rather than direct operating cost savings, since many WELL features (enhanced air filtration, biophilic design, circadian lighting) increase rather than reduce operating expenses.
